Surprise amenity fees at the EDIT portal booking, normal?

Booked the Kimpton EPIC in Miami through the EDIT/Chase Travel portal. Used the CSR perks (breakfast credit + $100 property credit), but at checkout they hit me with an extra ~$40/day amenity fee plus tax. Ended up paying around $180 out of pocket for four nights.

The Chase portal didn’t mention anything about resort/amenity fees, and nobody said a word at check-in either, so it caught me off guard.

Is this standard for properties like this? Or should I reach out to Chase and push for a refund since the fee wasn’t disclosed?
