Non refundable Booking.com home, would you risk it?

Planning a family trip to Sedona and found a really nice house within our budget on Booking.com. What’s giving me pause is that it’s marked “new to Booking” and only has three reviews. Two are great, one is just okay.

I requested the booking and it was approved, but the listing is non refundable. That’s making me nervous. We don’t get to vacation much and I really don’t want to mess this up for my family.

Would you skip something like this, or book it and just get travel insurance in case plans change? Curious how others would handle this.
