ihg reward nights points + cash pricing doesn’t make sense, why is cash so low value?

I’m trying to understand how booking with IHG Hotels & Resorts points works, but the pricing comparison is confusing me.

I’m looking at a 4-night stay:

Cash price: $1579.92 USD

Points + cash: $1539.00 USD + 94,000 points (Reward Nights rate)

So it looks like 94,000 points is only worth about $40 in difference, which doesn’t make sense to me. I feel like I must be misunderstanding something.

I also thought the “4th night free” benefit applies to 4-night stays, but I’m not seeing any real savings reflected in this pricing. Instead, it just looks like I’m paying almost the same amount in cash plus using a large number of points.

For context, I have 113,900 total points.

Am I misunderstanding how Reward Nights and Points + Cash actually work?
