In my view, the festival grounds could be sold off while still leaving a large area for redevelopment. The existing space could be redesigned into a modern, themed resort similar in concept but with improved infrastructure removing parking lots, creating a more impressive entrance, and adding new attractions like a dome structure, a water park, and possibly an aquarium or animal-focused attraction.
The location seems highly advantageous, being close to the convention center and across from newer developments. It could attract families if modernized, while also incorporating adult-oriented themed areas. Additional connectivity options like skywalks or transport links to nearby properties could further increase its appeal.
Overall, I believe redeveloping the property could make it highly successful, but I’m curious why this hasn’t been pursued.
